1 Overview

1.1 These terms and conditions ("Terms and Conditions") apply to the following products: private offices, shared offices, virtual office, meeting rooms, membership and restoration of premises

2 In these Terms and Conditions

2.1 Broker "refers either to an intermediary and / or agent as the case may be;
2.2 "Complete Sale" means the sale where (i) the Customer signs a Service Agreement and (ii) pays its initial invoice

3 Broker Fees

3.1 We will compensate the broker for referring new customers leading to a complete sale
3.2 After a completed sale, we will pay, as a single payment, upon receipt of a valid invoice from the Broker
3.3 % 7 Of the monthly office fees in respect of the Office and participated in the work, multiplied by the number of months in which the initial agreement covers a maximum of the first 12 months of the Convention (UNHCR)
3.4 % 7 Of the monthly fees for the Virtual Office, membership and restoration of the work place multiplied by the number of months covered by the initial agreement, up to the first 12 months of the Convention (UNHCR)
3.5 If a month-to-month agreement is agreed upon, the equivalent of a 3 month commission will be paid at the completed sale for that first month and a valid invoice is received. After the third month, if the customer remains a customer of The Office, the late commission will be paid on receipt of a valid invoice for each completed month. The customer will remain a customer for a maximum of 9 months. To avoid doubt, the cancellation or re-signing of the agreements by the customer will not be eligible for this commission paid in advance

4 Providing Referrals

4.1 Each referral must be submitted via a certified channel from The Office to qualify for an additional committee or committee (if any) on a completed sale. This includes our website or application or directly to a member of the Office team

5 Payment Terms Committee

5.1 The commission is paid to the broker who sends a referral to the Office and results in a completed sale unless the circumstances described in 4.2 or 4.3 occur, in which case the > 4.2 or 4.3 , respectively
5.2 If two or more intermediaries have transferred substantially the same opportunity, and the sale has been completed in respect of this opportunity, the intermediary who provided the assignment first shall be paid to the Commission, unless the final round of sale is completed by a different broker, The mediator who booked this tour will be paid to the Commission instead
5.3 If one or more of the Brokers referred the same transfer opportunity that was provided directly to the Office (that is, the Office received the assignment immediately prior to receiving it from any Broker) and the sale was completed in respect of this opportunity, without commission must be due to any broker unless The last round that took place prior to the sale is reserved by the broker, in which case the broker's fee will be paid to the broker who booked the tour
5.4 Payment will be made after receiving and processing a valid invoice from the broker
5.5 Receipts must be received within 90 days of the completed sale
5.6 All commissions are paid to the specific brokerage firm and not to an individual broker
5.7 The maximum payment amount shall not exceed SR 30,000 or its equivalent locally on any completed sale (in respect of commission and any additional committee, in aggregate)
4.8 If any committee or additional committee is paid and the client fails to pay within the agreed period, we may recover the committee supporting the budget and any additional committee for the period in which the client is in default. This can be done by requesting an invoice or deduction from another commission. If this is done by invoice, the broker must pay these amounts promptly
4.9 Any dispute arising pursuant to these Terms and Conditions shall be interpreted and imposed in accordance with the law of the place where the Center is located (subject to paragraph 4.10 below). The Office and the mediator accept exclusive jurisdiction of the courts of this jurisdiction. If any provision of these Terms and Conditions is void or unenforceable under applicable law, other provisions shall remain in force
